Oil fired central heating throughout. The sitting area, with big stone fireplace is on the right and has French doors to the west for the evening sun. There is television (including satellite T.V.), video and hi-fi system. The house is semi-open plan, with steps leading down to the dining room where there are ceiling to floor double height glass windows facing Kenmare Bay. The open plan kitchen is fully equipped with modern appliances and overlooks the gardens.

Ground Floor: Master bedroom with double bed, chest of drawers, built-in-wardrobes, bedside-tables and reading lamps, two armchairs looking out through 12 feet glass corner windows on to the magnificent Magillicuddy Reeks The ensuite bathroom has a bath tub and separate corner power shower. Bedroom two - Twin room with ensuite bath and power shower.
Smaller cosy sitting & reading room with selection of books for the quieter moments; it also has some toys, games and a second TV and DVD player.
Utility room /Boot room with full laundry facilities
First Floor- upstairs:
Bedroom three - King size bed, bedside tables with reading lamps, ample storage and two leather armchairs in which to day-dream! 180 degree views across golf course and Kenmare Bay, The ensuite bathroom has corner power shower.
Bedroom four - Kingsize bed and single bed, large ensuite shower, two bedside lockers with lights, two armchairs, chest of drawers, wardrobes, writing desk and chair.
There is a small study which could be used for a child (rollaway bed, travel cot and cot linen available).
This is a lovely house, in pristine condition with a relaxing and calming atmosphere. There is a continuous view of nature surrounding it, with sea and mountains changing colours as the day goes by. It is full of natural light and uncluttered. Oil fired central heating throughout."
Outside there is a Barbecue area and a barbecue with garden furniture - ideal for informal dining and impromptu parties. There is a one acre garden, with a mix of landscaping, some flower beds of native fuchsia and ample room to play, with extensive gravel parking and turning areas.
The house is split-level and while children are welcome, small children would need supervision because of the steps.
No pets. Non-Smoking house.
Amenities in the area
Nearby Kenmare (4 miles) was laid out in 1775 and, despite a thriving business community, it has managed to preserve its old world charm. There are excellent restaurants and two five star hotels, not to mention colourful pubs and quaint little shops. Killarney lies in the opposite direction and has much to lure the visitor. There are golf clubs galore, with one virtually on the doorstep. Fishing, hiking and horse riding are available also. Beyond Kenmare, lies the road to the Beara Peninsula. Beara is a colloquial name for the area. The main tourist attractions on and near the peninsula are the ruins of Dunboy Castle, Puxley Mansion, The Copper Mines Museum in Allihies, Illnacullen Island in Glengarriff and Derreen Gardens (privately owned but open to the public).

Beara was the seat of the O'Sullivan Bere Clan and was one of the last points of Gaelic resistance after the Battle of Kinsale. It later became a major copper extraction point and was immortalised by Daphne du Maurier’s novel "Hungry Hill."
